Work We Turn Down
We don't drive past Port Hueneme, nineteen miles down the road, or out to Piru or Fillmore for a same-day spring call. Those trips eat a full afternoon we'd rather spend on the 29,391 owner-occupied houses closer to home, in the 16 areas we actually cover - Newbury Park two miles out, Santa Rosa Valley and Lake Sherwood at four, Westlake Village at five, out to Calabasas and Santa Susana at thirteen.
We also turn down jobs that aren't really garage door jobs. If the opening has shifted because the header or the slab cracked, that's a foundation or framing problem, and we're not going to bolt a new door to a wall that needs a contractor first. We won't quote a repair on a door frame that's rotted or rusted through either - patching it just moves the failure six months down the road and costs the homeowner twice.
And we don't stock every obsolete part. A house built well before 1956 might still have a door and track nobody makes hardware for anymore. If we can't get the part in a reasonable window, we'll tell you that up front instead of taking a deposit and making you wait.
Work outside garage doors - gate operators, general carpentry, roofing over the opening - isn't something we take on. We'd rather point you elsewhere than do it badly.
The Work We Take On
Most of the doors we work on went up between 1956 and 1997, with the bulk from the 1960s and 70s stock spread across this area, from Newbury Park two miles away to Port Hueneme nineteen miles out. A house built in 1976, the median year for this area, usually has the original torsion spring hardware mounted on a steel jamb that's outlived two or three door replacements. We know that setup and carry springs sized for it.
The mild temperate band this area sits in means we see less flat-out weather failure and more slow give-out: lift cables stretching, rollers dry-rotting in the sun, weatherstripping cracking from UV rather than freeze-thaw. That's the bulk of our call sheet - springs, cables, rollers, opener gears, panel dents from a bumper tap.
With a median household income near $146,710 across the service area, a fair number of owners here skip the patch job and go straight to an insulated steel replacement when a door is past a certain age rather than nursing it along. We'll tell you honestly which side of that line your door is on - sometimes the $40 part fixes it, sometimes it doesn't.
